As we move out of the winter months on Vancouver Island and look forward to Spring, the market is beginning to pick up. Traditionally we see an increase in buyer interest at this time of year, and many are considering a move before summer. It is a great time to be in the mix as a buyer or seller. Although there are many who see doom and gloom, I believe otherwise. You can view the Graph Stats for Cowichan Valley and Nanaimo Region by following the links. No doubt high end homes have declined in price. Water front homes have dropped. However, the clear statistical evidence is that pricing on an average single family home has not dropped more than a few thousand dollars. The key is to price sharply because Buyers will not consider over priced listings. Sellers do not have an advantage any more. It is a balanced market. If Sellers price right homes will sell. Buyers cannot expect to hit a home run at a Seller's expense. It is balanced. 2011 will likely be a good year to buyer or sell real estate in our beautiful area of Vancouver Island. |
